In 2014, OTL was approached by a family developer who had a robust portfolio of buildings, but hadn't undertaken a major alteration project of this scale before. The project transformed a four story theatrical lighting warehouse into a seven story, five unit condominium building through a complex, multi-phase filing with the Department Of Buildings. The structure was executed in sequence with new steel and concrete floor plates installed below the existing wood framed floors, then the old deck being removed before moving up to the next level. The finished homes are well appointed and craftsmanship shines through each carefully executed detail.
The Details
Although the completed building looks brand new, in fact, this project was an extensive renovation. The original brick structure remains behind the new blue stone and porcelain facade.
Wood joists salvaged from the existing building were crafted into distinctive stair treads by a team of skilled wood workers. The treads now breath unique character into the stairways in the triplex maisonette and duplex penthouse.
Weeks of rock removal were undertaken early in the project to increase ceiling height in the cellar and create a spacious recreation room.
